Here is a summary of our main booking conditions. Our full bookings conditions will be provided once you are ready to book.

• On its own or combined with the Barn, Hope Farm House has been awarded 5 Stars by Visit Britain. The Barn has been awarded 4 Stars.
• The Farm House, either on its own or with the Barn, is available for let throughout the year. Short breaks may be available in low season or on a last minute basis.
• The Barn can be booked on its own in low season. It is usually not available on its own in high season except on a last minute basis.
• Weekly lets usually run from Friday to Friday. Short breaks, when available, usually comprise either a three night weekend stay from Friday to Monday or a four night midweek stay from Monday to Friday. Unless otherwise agreed, arrival is at 4.00 pm and departure at 10.00 am.
• A non returnable deposit of 30% of the rental is payable when booking. The balance is due six weeks before your arrival date. If you are booking within that period, full payment must be made immediately. We also require payment of a deposit against damage (in the form of a cheque that will be returned to you unpresented if no damage has occurred).
• We recommend that you should have appropriate holiday cancellation insurance.
• Our prices are inclusive of everything you will need for a comfortable holiday, including electricity, heating, bed linen and towels.
• We regret that we do not accept children under the age of eight years. This is because one staircase is steep and there is an uncovered pond in the garden.
• We provide a quality welcome basket, as well as some basic store-cupboard ingredients such as olive oil, flour, sugar and spices.
• We recommend the fine food home delivery service provided by Ruth Dennett of www.peakdistrictfinefoods.co.uk. Ruth delivers on Friday for orders placed by lunchtime on the preceding Monday, so you will have to place your order before you arrive. If asked, she will take the food indoors, unpack it and put it in the fridge and freezer for you. She sources locally produced dairy products, fruit, vegetables and meat, much of which is organic, as well as locally prepared ready meals, pies, puddings, cakes, etc. She can also provide basics such as juice, tea, coffee, etc.
• Our properties are non smoking everywhere indoors.
• Registered assistance dogs apart, we regret that we do not accept pets.
• Hope Farm House has been lovingly furnished and equipped as our own part-time home, and we trust that you will look after it and the Barn as you would your own. Please clean and tidy before you leave.
